An Atella for my Home
Atella is a complete solution to install a garden suite in your home.
A topographical survey, permit preparation, permit fee, utility connection and installation costs are all included in our fixed price.
Regarding the actual building, your Atella will be delivered completely turn-key.
This includes; kitchen appliances, washer and dryer, lighting fixtures, flooring, washroom and kitchen hardware, kitchen cabinetry and even the front door lock. Truly move-in ready!
Costs that are not included would be any site work to prepare your property (ie. garage demolition, tree removal, grading) and utility upgrades at the main dwelling (ie. 200 AMPS on your main panel).
The approximate time it takes for us to deliver our product is 75 days from when we receive your permit. This includes all site work and assembly of your Atella.
Each of our builds have a Tarion New Home Warranty which is up to 7 years. The roof, envelope and siding each have 20 year warranties.
Site work begins with surveying your property, locating your utilities and submitting a permit. Once we have approvals from your municipality, we can begin the next stage of work which includes; pouring the cement foundation and connecting your utilities from your principal home (sewer, electrical and water lines).
Our construction teams are professionals that have been expertly trained to assemble your Atella. If any problems arise, you can always contact your Atella guide who will answer any questions or concerns you may have right away.
Most municipalities in Ontario have passed by-laws that allow for an "ADU" (accessory dwelling unit) in the backyards of single family home lots (detached, semi-detached and townhomes). To be sure, please contact us and we will be happy to review your property and confirm its eligibility (in just a few days and absolutely for free!).
Paying for an Atella
Yes! We pride ourselves on offering a fixed price to all of our customers. Once we have reviewed your particular backyard, we will offer a single price for the entire process that accounts for any site conditions and unit upgrades. Our prices are fully transparent.
10% is due on signing the proposal.
20% is due on submitting your permit application.
20% is due at the beginning of site work.
The balance is due on the first day of assembly of your Atella.
Yes, absolutely! You have many options. Traditional options like a HELOC, home equity loan or a renovation loan are available.
Atella also provides our customers financing options for up to 100% of the purchase price.
Once we have reviewed your property, we will offer a set price for your property in your proposal. That price is inclusive and final.
Installation
The installation scope includes:
- Permit Application
- Site Prep
- Survey Work and Utility Look Up
- Foundation Installation
- Utility trenching and hookup
- Final Cleaning before Key Handover
- Project Management
Atella will manage all of the site prep, utility connections and the assembly of the Atella. We’ve designed this process to be orderly, minimizing disruption to our client’s principal house and life.
As every house is different - there may be some small variations (both higher and lower) in price depending on the:
- Location of the Atella in relation to the principal home
- Location of the utilities
- Tree or structure demolition
- Limited site access
After our team completes a site visit and feasibility assessment, we will provide a set price on the installation. This set price will be reflected on the proposal agreement.
Permitting
Yes you do. Once we have a signed proposal - we will prepare and submit a building permit on your behalf.
There is a cost to prepare the permit application and an additional cost for the actual permit. The good news is that BOTH are included in our Atella price.
Because we have a standardized model - building department staff become familiar with our product. This tends to expedite permitting significantly - sometimes by up to 80%!
